Setting the Sales Price
Before we set the sales price of your house, I'll run a Comparative Market Analysis (CMA) that will show the listing price of similar houses in the area as well as the prices at which the houses actually sold. Additionally, the analysis will give us information about houses currently on the market and about houses that were on the market but never sold.
Most homeowners and even many realtors do not realize that there are only three factors that affect how quickly your house will sell:
You cannot change the location of your home. so we will concentrate on the other two factors. The amount of time that you have to sell your home will help us to determine the sales price for your home. I will also suggest things that you may need to do to change the condition of your home to make it more appealing to prospective buyers.
Next, I'll ask you about your goals in selling the house. Everyone who sells a house has different goals that need to be factored in when calculating the selling price.

It is often easy to feel offended or upset by the offer that a prospective buyer will make on your home. If there are any defects, the buyer will probably point them out. You have to remember that a buyer wants to negotiate the best sales price and will probably emphasize the problem areas in an attempt to disguise how much they really want your home. As your realtor, it will be my job to help you see the big picture in relation to offers and to help you try to keep the emotion out of the process as much as possible. Often the buyer and seller can be in the offer and counter offer phase of negoitating the price for days or even weeks. I have seen sellers feel emotionally worn down after the process. My knowledge and experience will help me to come up with creative solutions to make this process go smoothly! |
