Have you noticed many realtors advestise that they are Waterfront Property specialists or experts?  What does it take to truly be an expert?  Ask these questions about a realtor who uses the term waterfront property specialist:

Have they ever owned or lived in waterfront property?  since 1982 I have lived in waterfront homes or homes directly across from water.

How many different types of waterfront property have they sold or listed?  I have either listed and/or sold oceanfront, ocean view, lake front, river front, river view, pond front, and creek front property, and property with docks.

What do they know about flood insurance?  I lived on or a barrier island in Florida for 26 years

Are their hobbies water related? We love to boat, swim, fish, cruise on the water or watch the 4th of July fireworks from our boat.

Do they own a boat? My husband and I have owned several boats ranging from a paddle wheel boat for the lake we lived on in Florida, to the Grady White Gulfstream that we now use for pleasure and fishing.  We named it REEL ESTATE

What experience have they had with erosion?

Do they understand riparian rights?

Have they ever dealt the governing body associated with an area that is environmentally protected.

Ask a realtor these questions and and you will quickly learn how much of an expert or specialist they are!!!

So if you are a realtor referring someone who wants to buy waterfront property to an agent who says they are a waterfront property specialist, say: Really?

If you are a buyer who needs to find a realtor that is really a waterfront property specialist, ask if they really have the experience that qualifies them as a waterfront property specialist.

If you are a seller who needs to find a realtor that is really a waterfront property specialist, ask if them what experience they have that really qualifies them as a waterfront property specialist.
